Why Does a Property Have More Than One Title?
Most homes in England and Wales are registered under a single Land Registry title. However, some properties have two or more separate titles.
This is more common than many buyers realise and does not automatically indicate a problem.
Why might a property have multiple titles?
There are several legitimate reasons, including:
- the house and garage being registered separately
- additional land being purchased later
- separate parking spaces or gardens
- former leasehold and freehold titles
- land that has never been merged into a single title
In many cases, the separate titles are sold together as part of the same property.
Why could this matter?
Knowing that a property has multiple titles can be useful because it may affect:
- exactly what is included in the sale
- the legal documentation your conveyancer reviews
- future sales of the property
- development or extension plans involving adjoining land
Your conveyancer will normally confirm that all relevant titles are included in the transaction.
What doesn't it necessarily mean?
A multiple title signal does **not** automatically mean:
- there is a legal problem
- ownership is disputed
- part of the property is missing
- the purchase is more complicated
Many perfectly straightforward property purchases involve multiple registered titles.
What should you do next?
If multiple titles have been identified, you may wish to:
- ask your conveyancer to confirm which titles are included in the purchase
- check that any garages, parking spaces or additional land are covered
- ensure the contract matches what you believe you are buying
This is a routine part of the conveyancing process and is usually clarified early in the transaction.
